If you have decided to advertise your apartment on platforms such as Airbnb and other similar platforms to offer it to tourists in the VACATION HOUSING modality, according to Decree 113/2015, you must comply without exception with the following requirements
1. Habitability Certificate (Cédula de Habitabilidad)
The certificate of habitability is the certificate that verifies that a home meets all the minimum requirements, both structural and sanitary, so that people can live in it.
To obtain it, you must request the services of an authorized technician to issue the certificate of habitability. After this certificate, you appear before the City Council to request the ID.
2. Basic equipment
The property must have basic equipment, adapted to the number of people who are going to stay there. In general, it is essential to have a first aid kit and an internal security lock on the access doors.
In the bedrooms, single beds must be at least 90 cm and double beds must be at least 135 cm. They must also have an effective darkening system, light on the bedside tables and a sufficient number of hangers.
In the kitchen, it will be necessary to have an oven and/or microwave, in addition to the dishes, coffee maker and sufficient kitchenware suitable for the maximum number of people that can be accommodated.
In the bathroom, it must be equipped with a bath towel and a hand towel for each guest, a mat, a toilet paper holder and a system that prevents water from escaping from the shower or bathtub.
To this we must add an extra set of sheets and towels per person as well as cleaning utensils, a dryer or an ironing board.
The technician can be asked to inspect the home and certify that the home has the basic equipment according to Decree 113/2015.
3. Register the property with the local authorities.
You must have available
- Deed of sale or property title. * Registration in the IGIC.
- Energy efficiency certificate. * House plans.
- Civil liability insurance (not valid only with home insurance).
4. Sworn statement of compliance (Declaración de responsable)
When the home is registered in the General Tourist Registry of the Autonomous Community of the Canary Islands and before starting to rent it, you must consider the following points:
- The home must be identified with an exterior plate (provided by the administration).
- You must have complaint forms available to the traveller.
- You must have a telephone service that must be operational at least from 8 a.m. to 8 p.m. * You will have to have a traveller registry.
5. Prepare a vacation rental contract.
This must be written at least in Spanish and English and must include information such as: the maximum number of occupants, the establishment’s hours and the price to pay (IGIC included)
